About Us

We only do modular.

Most builders will take a modular job if one turns up. We do nothing else, and inside modular our focus is retail - the kiosks, counters and cafés that put a brand in front of its customers. That's why the workshop, the jigs and the habits are all pointed at it.

We help brands grow by putting them closer to their customers. Growth starts with being where people already are, so we build modular retail that opens a new touchpoint in a spot that already has footfall: a kiosk in a mall, a counter in a lobby, a café where the queue is already walking past.

Whether it's a first outlet or a tenth, the job is the same. Open sooner, in more places, with far less disruption and cost than fitting out a conventional shop. A unit built in our workshop arrives finished, so the location isn't closed off for months while it happens.

There are other companies doing modular in Sri Lanka. What's different here is the focus: retail is the main product, not a job we'll take if it turns up. That said, it isn't the only thing we build. Offices and site cabins. Guest cabins and home studios. Container conversions and one-off structures that don't fit a category.

The company grew out of steel fabrication, and that's still the foundation everything else sits on. Design, engineering, manufacturing and delivery live under one roof - so when something needs solving, it gets solved by the people who'll also be building it.

Buildings and spaces should evolve with the people who use them.

That belief is the whole reason we work this way. A business isn't the same shape in year three as it was on opening day, and a family doesn't need the same house forever. Modular gives a building somewhere to go when things change - expand it, reconfigure it, or pick it up and move it.

What we actually do

One team covers the whole path, which mostly means there's nobody for us to blame when something slips:

  • Design - layouts and 3D concepts you can react to before steel is cut
  • Engineering - structural detailing, materials, and specification for the actual site
  • Fabrication - steel fabrication and fit-out in our own workshop
  • Transport & installation - delivery and craning onto prepared foundations
  • Project management - one point of contact from consultation to handover

Our mission

To make modular the smarter choice in Sri Lanka - by delivering buildings that are faster, more flexible, more sustainable and built to last. Not by saying so, but by delivering enough of them that it stops being a claim.

Where we are now

We're honest about our stage: a young, focused company with kiosks open and trading, more on the workshop floor, and drawings on the desk. The Projects page keeps those three apart and says which is which.

Plenty of construction websites don't bother. We'd rather you trusted what you see.

    If modular is wrong for your site, you'll hear that at the consultation - not after you've paid for drawings. Here's when it's the wrong choice.

    The quote is against a defined scope. If the number moves, it's because the brief changed - and you'll know before we act on it.
